Tips to Sell Faster and for More Money!

 

  1. Front Door & Entryway:
    • Make sure the hardware on the front door is polished and in good shape. Replace it if needed! This is the buyer’s first impression of the home.
    • Apply a fresh coat of paint to make the front door inviting and clean.
    • Replace your worn-out welcome mat and add a front door wreath.
    • Add potted flowers when the weather permits. If not in use, put the pots away.
  2. Landscaping:
    • Add new mulch to flower gardens and around trees.
  3. Bathrooms:
    • Remove personal items from bathroom countertops.
    • Use Dawn dish soap for cleaning plastic tubs and showers.
    • Hide toilet plungers, toilet brushes, and small garbage cans in all bathrooms.
    • Avoid rugs in bathrooms.
    • Use one color of towels (white towels look the crispest). Make sure they are in good shape.
  4. Personalization:
    • Remove personal photographs. Family photo walls make it harder for buyers to visualize themselves in the home.
  5. Repairs & Touch-ups:
    • Use Watco Rejuvenating Oil to restore worn or scratched wood.
    • Touch up paint on trim, moldings, baseboards, and vents.
    • Replace burnt-out light bulbs and ensure they are all the same hue (bright or daylight bulbs).
  6. Decluttering & Staging:
    • Downsize your closet contents. Remove all items from the floor and clear off the top shelf.
    • Remove items from windowsills and clean them. Use a fabric softener sheet to reduce dust.
    • Remove or cover torn upholstered furniture. Buyers may question the condition of the house if furniture is not in good shape.
    • Minimize themed rooms to appeal to a wider range of buyers.
  7. Lighting:
    • Turn on every light in the house during showings, even in the daytime.
    • Keep all curtains and blinds open.
  8. Exterior & Yard:
    • Remove stored items (e.g., wood scraps, paint cans, building materials) from around the perimeter of the house.
    • Keep sidewalks free of snow in the winter.
    • In the summer, run the sprinkler before showings to add sparkle to the grass.
  9. Pets & Smells:
    • Limit visible pet-related items during showings.
    • Avoid cooking foods with strong odors before showings.
    • Do not use plug-in air fresheners, as they may give the impression you’re masking a smell.
  10. Temperature:
    • Set your home to a comfortable temperature:
      • Summer: Between 73°F and 79°F
      • Winter: Between 68°F and 74°F
  11. Outdoor Spaces:
    • Showcase your deck or patio as a valuable additional entertaining area.
